There are many ways to learn about how life really works. My way to learn was to spend a few decades between tenants and landlords, buyers and sellers trying to get as much as I could for my client. Along the way, I took some notes.

Here I offer you some lessons learned the hard way over the years in the form of thoughts on:

There are 64 lessons in all. Most are only a couple sentences, and none are more than a single paragraph long.

It sometimes starts with an email, but I’m much more optimistic about the person’s chances of success if it starts with a phone call.

“Riggo (or maybe Mr. Riggins), I recently spoke with so and so (a long-time industry colleague) and they suggested you as someone I should talk with. I have an interest in becoming a commercial real estate broker, and I’d like to pick your brain.” It’s on! If the person is very savvy, they’ll offer to take me out for lunch or for coffee. Otherwise, we’ll just have a phone conversation. So You Want to be a Commercial Real Estate Broker?
First of all, congratulations on even finding our profession! There are about 1 million doctors in the US and about 1.3 million lawyers. But there are only around 150,000 of us. Apparently, you’ve somehow come into contact with someone who is already in the profession and you want to learn more. Those who are successful as CRE brokers earn like doctors without having to get a medical degree and earn like lawyers without having to get a law degree. Like doctors and lawyers, CRE brokers need a license to practice the craft. Unlike doctors and lawyers, the competition for CRE brokers starts after licensure, not before. If you value the independence of being in business for yourself and want to earn a high income, CRE brokerage could offer you a rewarding career.
